The majority of reactive repairs are carried out by two contractors under the Schedule of Rates and fixed lump sum contracts. The vast majority of tenants are very satisfied with the performance of both contractors. The Co-operative is responsible for the structure and external fabric of the building as well as central heating and hot water, sanitation, bathroom appliances and electrical wiring. For certain repairs, known as qualifying repairs, if Garrion People’s does not respond in time to your repair request, you have the right to arrange to have the repair carried out yourself. When you report a repair that comes under the Right To Repair, staff will alert you to this fact and you will be advised:
You will also be eligible for compensation if the contractor does not respond to a qualifying repair on time - £15 one-off payment plus an extra £3 for every day late.
